Roof replacement

A roof replacement is a new roof on the house, not a patch on the old one. Around Sulphur Springs that usually means the worn shingles come off, the deck is looked at in the daylight, soft wood is replaced, and the new roof goes on over a dry, clean surface. An overlay, one more layer left on top of what is already there, is a different choice. We offer it only when the deck is sound and there is a single layer down. If the shingles are cupped, the house already carries two layers, or a valley has gone soft, the straight answer is a tear-off. Covering that up is how a small leak becomes a stain on the ceiling.

What it costs depends on the size of the roof and the material. A simple gable is not the same job as a house with dormers, a porch roof, and a chimney to flash. Shingles and metal are different materials, and we will not talk about them as if they were the same price. We do not publish a flat number, because the house decides the work. The estimate is free. We come out, explain what we find, and price the job before anything is torn off.

Once the work is scheduled, a replacement typically takes 1 to 3 days. The size of the roof and the weather are what move that. The tear-off and a dry deck often come first, so the house is not left open to a storm overnight. Then the new roof goes on: underlayment, flashing at the walls and the pipes, and the field of shingles or panels. Rain stops the crew. A steep roof with a lot of cuts takes longer than a plain ranch. We tell you the plan before we start, and we keep you posted until the job is done.

Pacheco Roofing is a residential crew based in Sulphur Springs, Texas. Every residential job includes a 2-year warranty. We replace roofs on homes in Northeast Texas and on cabins around Hochatown, Oklahoma, and we travel anywhere else you need us. Call or text 903-348-7733, or send the estimate form. If you are not sure the roof needs a full replacement instead of a repair, say that when you call. We would rather walk it and tell you than sell the bigger job by default.
